I Know I'm Not The Only One....

...this had to have happend to someone else.

I called a seller to tell her that the loan is no longer in her name...she was getting a divorce...and right before I hang up she says,

"Derrick?"

"Yes." I say

"Are you attached?"

"Attached to what?"

"Are you married or seeing someone?"

"No." I say.

"Oh, well I was just wondering because I wanted to know if I can see you."

"Ah...no. I can't do that."

Now I was taken back because this question took me by suprise. I was mostly in shock because she's like 45, nothing against you 45+ people, but I'm 22 and she has a 16 year old son. Now if she would have been a "m i l f" we probably could have spoken, but she wasn't someone that would catch my eye in the crowd. The fact that she's still married and the husband is still around, that alone would still cause me to think twice.

I know we look for motivated, anxious, and neeeeeeed to sell sellers. But motivated, anxious, and in need of something more...........? Ah, I'll take the house, but the buck stops there. Especially if their old enough to be my mother.

    Son,

The older you are, the wider the window.

This isn't one of those win/win deals we all talk about is it? I knew there was much more to this Real-Estate gig. J/k.

    nebulousd,

Maybe could offer her a "subject to" deal. Or, maybe a "lease option" deal. You never know. I can see the contract terms now...

  • classimg18th February, 2004

I hope you maintained your professionalism. BTW did you get the deal? (wink! wink!)

I was actually trying to say I don't mix business with pleasure, but I couldn't get it out. All I could say was, I can't...I can't....naw, I can't do that.

I guess me completing the deal and paying off her loan was her window of opprotunity, no pun intended.

Yeah the deal was done alright, just not the way she hoped.

And Professional????? Ha, I was too stunned to even think about profession. I just wanted to get off the phone. It still amazes me that one little question can throw your whole mind off track. I try to think about the questions people will ask me when I'm doing deals, but I guess you can't think of them all.

Sounds like she isn't going to have any problem "moving on"!

  • NancyChadwick18th February, 2004

At least she didn't make the personal thing a contingency of doing the deal with you -- no personal thing, no deal.

Unfortunately, sometimes people try to do that. Don't need business that badly.

Probably just as well you didn't. No telling how good of a deal you would have made.

Or whether there would be a deal at all.

  • ahabion18th February, 2004

or maybe you'd be the one on American Idol singing:

    "She BAnGS, SHE bANGS!"

who knows, maybe you wouldve gotten a home run deal.

The deal was done and the loan was paid off by my seller, it was a sub to deal and i just wanted to call her to tell her the loan was no longer in her name. The deal was done, it was after the fact that she wanted to sub to my....
    nevermind

  • WheelerDealer18th February, 2004

How can you say you took the deal sub2, yet the tell her that the loan was no longer in her name? Sub2 leaves it her name.

  • nebulousd18th February, 2004

I bought the house sub to in November, I found an all cash buyer and they cashed me out.

Funny how things are different for the genders.

A woman gets asked out no big deal. But a man gets asked out and OH MY GOD we got to send out an all points bulletin! Not fair.

    she's 49

Yes, the Human Condition, it does occur on occasion. With me it is almost a constant occurance. Of course I am something special.People described me as "Old Hickory" The tree you know.

I knock on the door and there she stands a lovely young thing of of 92, secure in the knowledge of her living. She is dressed in pure white cotten the label of the Rice Company still promenently displayed.

"I have come to save you, my dear." I say as I flex my muscles and hid my cane.

She smiles, and gives me the answer I have grown accustomed to hearing.

"LIsten you old bag of bones. I may be 92 and resemble a prune. I may not have had a living love relationship in twenty years. My intimate moments may be tied to the utilization of alternating current, thank you dear Mr. Telsa, but you you old dried up cadaver will never touch me. Now get off the steps or I will sic the dog on you! And that also goes for your Cat!!"

The door slams, yes another day in the life of an Alta Kocker. Lucius.

    hey neb....

you should have done a lease-option with her and if you didn't like her, just sub-lease her to someone else. <IMG SRC="images/forum/smilies/icon_lol.gif">

That's pretty funny stuff...at least you know if you need a date you've got one right? So the bigger question is if she looked good would you have taken her up on the offer?
