Are you taking the property in a Land Trust and sending a letter to the mortgage and insurance company that the owner has placed this property in Trust and that you will be managing it?

At this point the deed has been signed over with existing financing/mortgage still in place in the sellers name. The seller wants to walk away from the property to move on and to allow me control of the property. The plan is to sell the property or lease option. There are other back-up plans in place as well. I want to make sure we avoid the DOSC as well as cover myself with insurance and taxes. Needing to know how to handle scenario.

    Thanks

    JR,

You mention that you send the LENDER a note saying the property has been placed into a trust.

Have the lenders requested a copy of the trust? And if so, how are you handling this?

Thanks for all of your posts. They are very educational.
