Bought Sub 2, Need Ad Help For Resale

I need advice/suggestions on wording an ad for reselling a sub 2 purchase. I am selling for $160K, $1550/month, including tax & Ins, with $8K down. Selling via land contract, and giving the seller 2 years to refi.



Below is what i have so far, subject to change.



NO NEW BANK LOANS NEEDED...owner will finance a beautiful 1500 sq ft 3 bed home in a nice family area, big beautiful kitchen, large yard w/patio and a 2 1/2 car garage.



I would like input on how and where to add in the financial part of the deal. I also am wondering if I should put in the ad something like "bad credit ok", or something similar. The house is very sellable, just the numbers are a bit tight.



I want to put in the $8K down to weed out the ones with no money. My main objective is to attract credit challenged buyers with decent down payment.
