Any Mentors?

I'm looking for any mentors in the Sub2 field. I live in the Smithfield area of Virginia. So if there is anyone out there who would like to take on a motivated, hungry, hard working, willing to learn fellow investor. I think the Sub2 deals are one of the fastest and best to get started. I have studied Sub2 deals for about 7 months, but have not done a deal yet. I want to gain as much knowledge as possible and the best way to learn is from first hand and with a person who has done this type of deal several times.
I hope there are some mentors out there who are willing to work with me.

    How long ago did you buy John 'Cash" Locke manual?
    (I heard that he got an updated version.)

    I want the training tools for more information, but could I get by with only purchasing the training manual?
    I'm looking to make money, so I can't get the coarse do to the amount it cost.

    So, is the manual filled with enough information and contract material to get started???

    If you're truly serious about finding a mentor, then I suggest that you spend some time at your nearest real estate investment club/association. You may find someone there locally that would help you. If you go this route, I'd also suggest that you figure out how you plan on paying for the mentorship. Most experienced investors aren't going to do it for free, so be prepared to spend some $$$, donate a ton of your time (and probably both) if you want someone to teach you this business.

    BTW, asking for mentors on a public forum is just begging scam artists and board hustlers to try to steal your hard earned money from you.

    As far as John Locke's book goes, it will give you a very good solid foundation to start your business on, if you so choose. However, neither the book nor the course will be "all that you need" in order to be successful. Be prepared to spend some more money and time in aquiring state specific forms/contracts, attorney time, etc.

    Thanks for that feed back. I was actually two steps ahead of you on the investor's group. I signed up about three weeks ago and my first meeting with the group will be this Oct 2.

    I will start with the manual first and grow from there. I thank all members in the group for the out reach and to be honest this is the best group bar far I have ever join where the members really lookout for the little guys (rookies).
