What Is The Best NOD Letter?

I have sent out thousands of letters with about a 2% success ratio. I am looking to better that and get a higher rate of acceptance.

Most peopel losing their home are in dire straights financially and need $$.

My associates and I have thought that if we placed something in our letters like:
"Stop Foreclosure & make $200 today" that might increase the attention that our letters get and boost our number of SS properties at any given time.

Another thought was to place a $5 bill in about 50 letters a week.

I pay generally about $1500 to home owners who work with me for "cleaning" the property etc.

I think that if I were to allude to "cash now, more cash later". I would see more than 2% return on direct mail.

What have your experiences been??

    it really doesnt matter who pays what, all they really want to see is what there netting. you can do it either way, have the seller pay closing costs or yourself. if there is a decent amount of equity in the property chances are they wont except a short but you can certaintly try. when i do a hud i usually pay the closing just to show the bank what fees are involved and how much.
