Wells Fargo Requiring Listing Agreement On FHA SS

I am working on my first SS. It is with Wells Fargo. The seller & I have been working with a HUD counseling agency (at my suggestion) and the counselor told WF what I would be willing to give. WF told the counselor that my offer sounded reasonable, and for me to submit SS package.

Problem is they want a listing agreement as part of the SS package. I am a real estate broker, and could list the property, but since I am trying to buy the property, wouldn’t that be a red flag to WF? (or even a conflict of interest or agency issues – I have a call out to my attorney on that one!)

What should I try – here are some thoughts or ideas:
1. Submit the SS package without the listing agreement (I have everything else they want,)
2. List the property myself and submit the listing agreement with the SS package,
3. Refer the listing to another broker and then submit an offer (this will affect my offer price that they are already aware of if another broker has to be paid – the RE commission would be $0 on the first two options),
4. Other ideas????? (buyer is agreeable to about anything.)
