Has anyone had any luck dealing with Washington Mutual? I submitted my ss packet a month ago and still have not heard a thing. The homeowners are getting nervous. :-?

    I just had one approved this week. Let me ask you a question? What is your position within the short sale negotiation. Does the lender think you are an investor, RE agent, advisor, etc. I've had the most success when I'm the investor/advisor. I'm always able to use my third party postion as leverage. When you call into the loss mitigations department always ask to speak to the person that is assigned to the account. If that person isn't available ask to speak with his/her team member or partner. Also, ask if there are any updated notes in the system regarding the account. Persistence is going to be your best assest. I was able to get my WAMU short sale approved in 26 days.

    I had my offer submitted by a real estate agent who was attempting to negotiate for us. It is funny that you said it is better to act as an investor because i had been told that they looked down at investors, and that it was better to submit offers through agents. After posting this I began to call and i got through with a person who said that they did not have time to get to it yet, and they may not for a few more weeks.

    Where did you get that information? I've negotiated several short sales as an investor and never had anyone looking down on me because I was attempting a short sale. It's all about controlling the flow of the conversation and knowing how to get what you expect out of the deal. To tell you the truth, most of the time who I am and my relationship to the buyer never really goes that far. When they ask, I tell them I'm the homeowner's advisor/or I'm contracted to buy the house. I just get down to the business at hand.

    I had a "mentor" tell me it would be wise to use the agent. I wish i would have known about this site a while ago. Thanks for the tip! 8-)
