At what point in the short sale process do you check and make sure the title is not clouded?
aslo, If a short sale usually takes between 60-90 days then you must target the preforclosure not long after the notice of default, correct?
Last question, What type of loans should you stay away from when your pre qualifying your short sale?

I run a title search myself after I talk to a seller and determine that he/she is willing to play. I order one from a title company at the point I'm looking to close.
What is the procedure for running your own title search?
