I need title company for double closing with land trust in San Francisco/Freemont, Ca. Any Help I am in Miami.

I have used Stewart, Financial Title, First American. All of these are reputable. Financial has had a little difficulty of late.
I have note done a double close in a while. The one thing odd about N. CA is that the escrow and title company are the same. In S. CA (LA), they will often be different firms.
