SS With Tenants

I just negotiated a shortsale and closed on the property last week. Here are the numbers.
1st morgage-73k (sub2)
2nd mortgage- 20k shorted to 2k.
To bring 1st current (piti)- 6k
Repairs- 0
FMV-100k

Now here is my problem. Seller has a tenant in the home. A property management company is involved. The lease is month to month. The tenants have been in the home for 4 months. Two months ago the foreclosure process starts. On April 29 the property management company gives the tenants (as per rental agreement) a 30 day notice to vacate the property. They have yet to leave the home. I took title last week and have given them every opportunity to stay in the home . They kept blowing me off so I personally made a visit and politely told them that I need an answer by this evening if they want to lease option the property, and that I need the rent for may. It's late monday and no response from the tenants. Their is no current lease due to the fact that the property management company sent them the 30 day notice and the termination of the lease notice. Their are people in a home I now own without a rental or lease agreement. I know I need to talk to an atorney tomarow, but I'm just curious as to what to expect during this eviction www.process.If anyone has dealt with this please let me know. Your input would be greatly appreciated.

    Hey Winter Springs! I bought a townhome off Moss Road with a nasty month to month tenant. Told them that I did not want to evict them, because it would go on their credit and that they would never be able to rent again, but I would evict them if they made me. But I understand that moving is expensive and that I could help out with $150 once they get the van loaded. I also "relectantly" gave them the three day notice to start the eviction process, because I had to. They were out in two days.

    Bob Lerner in Altamonte Springs is a good eviction attorney. But he will suggest the above prior to starting the eviction.
