SS Offer Letter Help

I could use some advice on wording an offer letter for a short sale. My area of interest is the time and money the lender will save in not going to auction and then selling the property.

    One of the things you will want if it is appropriate is language that discusses bankruptcy being an option and you working to avoid that for all parties. Other than that, you just need to summarize strong arguments as to why it is in their best interest to deal with you.

    Thanks, I have spoken to the lender and they requested a simple offer before they send a package out.

    The seller just had a bankruptcy discharged in Jun 2004, I will weave that in somwehere.

    That sounds good. I am assuming that the previous bankruptcy was a ch13. That is good, because now part of your argument is that the seller is experienced in filing bankruptcies, and how to work the systerm. It is important for you to make sure it was discharged and not that he defaulted. If he defaulted, he cannot file again for 180 days.

    With regard to the lender "sending a package out.", I know many SS folks recommend that, but I do not. I ask them if there are any specific forms they need included. Other than that, I produce my own SS package. This way I have control over what is presented, and how.
