YOu need to trust the investor you are sending the deal to and not cloud the title. Doing so may kill the deal or preclude financing for your buyer if they are going conventional.
I do a lot of deals on a handshake. You need to go to your local REIA and find some reputable people to work with.
If you think every investor out there is dishonest then chances are that with that perception you are a little shady yourself?

You are sooo fortunate to be surrounded by such trustworthy people! IF everyone was like me, then I would have no worries - A colleague of mine was just beat out of $15k due to a dishonest investor - -- Your logic is interesting: I am careful about being mugged in parking lots, does that make me a parking lot mugger? Or am I a purse thieve because I keep my purse out of purse-snatchers reach? whatever.
I found the answer to my question and the property is listed on www.craigslist.com (who can possibly know the ethics of all THOSE readers/investors?!). Until I find the Land of Honesty that you live in, I will contiue to be AWARE that not ALL people are like me. Thanks for your input.
