Short Sale Steps.?

Hello,

Two things I need help with.

1.Does anyone have a spread sheet or can give me a list of steps (step by step method) on how to do the whole process from signing a contract from the seller, negotiating with the bank and selling it at a profit to a wholesaler?

2. After negotiating with the bank and getting the offer aproved how do I close the property the same day and transfer it to the end buyer without breaking any laws?

3. Who would be the perfect buyer if it is a luxury property? 600k+
