Short Sale Questions

I am presently looking at a ss that has been listed on the market for 10 months. Is that normal??

Also this same ss also had a had an addition added with no building permits. Sq feet wise about 1/3 of the now actual sq feet was not permitted. Any suggestions on how I account for this in my bid ?? House was listed for $494000 and is down to $414000

All help appreciated

Forget about the listing price. You must determine what its worth in its as-is condition, compel the mortgagee to agree with your assessment of value, and base your offer on that number.

How about the length on being listed. ?? is that an advantage or disadvantage -or should not be considered ?

    Thanks again

also not sure about the additions that were added. I should assume the worst. that it would have to be completely gutted and renovated under code. So the house would go from a 4/2 to a 2/1 as listed by the city. Am I calculating this right ??
