Short Sale On A Bankruptcy

What do I need to know in order to make my offer to a GMAC/Homecomings tomorrow afternoon. Payoff: 79K appraised $108K needs new carpet & airconditioner : 20k hoping to offer $56K The owner claimed bankruptcy with all due amounts forgiven. 1. Is there anything I should be aware of or anything I can use to my advantage when i negotiate since this is a bankruptcy case when giving my short sale offer. 2.
