Short Sale, Bankruptcy, And Taxes

If a lender accepts a short sale after a Chapter 7 bankruptcy (and the owner did not reaffirm the debt) can the owner still be responsible for taxes of the deficiency?

    Pay him the termination fee that was put into the contract you signed with him...... Hopefully you did put a small figure in there.

    That sounds like a good idea. I have numerous complaints and no longer want to deal with his incompentence. Unfortunaly, I do not want to sign a contract with another real estate agent and go thru the same thing, but I do not have the time to show the house to every potential buyer myself. Do you have any suggestions as to what I can do?

    well first off you shouldve went over the listing contract with this guy. probably pre screened him on how many investors hes worked with and how many houses he closes per month. in the listing agreement it will state all terms and conditions with the realtor including how much is going to what agent. i always make sure the buyers agent is getting the same or more then my listing agent.

    this guy sounds like one of the horror shows you always hear about. i use something that i call the "F%$# YOU" letter. thats basically what it states, and is sent to there broker, followed by a call to there broker as was stated in the previous posts.

    Fire this looser and get someone who is actually interested in there job.

    hold an open house yourself, fax your home address to as many real estate agencies as you can and put an add in the paper. Prepare a home info worksheet that answers every question you think someone will ask you. Place an ad in the paper, put out a few oprn house signs. Put signs up in the house for example on the master bedroom door, a label with the dementions of the room and everything you feel is neccessary for you not to have to answer the same questions over and over.

    Thank you all so much for your reponses to my delima. In the meantime, we received an offer on the house, one that we are happy with. Should it fall thru, I will firing this guy and start from scratch and will certainly be more careful and ask a lot more questions the next time.
