Has anyone sold a S/S property back to the owners after 12 months and they've re-established credit.

I have structured sale and leasebacks over the years. I do not advocate nor recommend that anyone attempt one.

You can certainly do that, just be advised that sale and leaseback transactions are not look favorably in Illinois courts if the seller later on decides to complain about the whole thing.
