Realtor in the mix

First Question: I talked with realtor and she said why would we "short sale"? There is enough equity we can still accept an offer?

Owner thinks she has a class action suit against lender for foreclosing in 45 days. Second time she has received NTR. Realtor says seller believes she can block the sale.

Seller not interested in anything below 160K I believe actual value is 180K....

I don't have money lined up yet....but could hurry and get a pre-approval letter.

Would you chase this deal? And if so, how?

    I would start a direct mail campaign to the seller and hopefully they will get desparate and call you. It seems that the seller is not yet modivated. I agree that a short sale is probably not the best approach because of the equity.

    With financing and not a "cash" deal, can I pursue this seller with a low offer and still avoid the Trustee sale next friday?

    Will the lender halt the trustee sale and wait for escrow or do I need a cash deal?
