Real Estate Agent Or No?

I have a property located in Coquille, Oregon and I live in Las Vegas, NV. First, I am wondering if it would be most advantagous to have a real estate agent or if theis is something that I should do on my own. (have no experience) Secondly, I have a medical lien on the house from the state of Oregon from my mothers bills. Does anyone have any advice on whether I sould ask for a reduced price to sell the house more quickly......Thanks!!!

    1st lien is for $396k, and is only behind 1 payment. Value of home is $407k max.

    Was there a typo? looks like 11K in equity.

    You need a realtor, not short sale advice. I hate to be blunt, but you are incorrect on the belief that it will cost $30,000 to sell your home. The commission is negotiable and the buyer can pay some of those costs.

    If the home is only worth 350k, then you have a short sale problem.
