Quit Claim Deed From An Unknown?
Jhon sold the house last year to Peter , just to get money out of this, but Peter didnt put a dollar on the sale and Jhon still live in the house, (Jhon just use Peter credit and name to put everything on Peter name and get the profit and still live in the house) Jhon gets 90K from the transaction and he never give a $ to Peter , now the house is in foreclos, Jhon was supposed to pay the mortgage but he didnt and still live in the house,and Peter life is now an inferno ,from 270k original mortgage now is 287k the payoff ,nobody have money to do nothing,. Now I got in, i got the quit c d sign from Peter (he is the only one in the public records and the mortgage like the owner), but now jhon says that supposely he have a qcd from Peter ritgh after the last sale(10 month ago), Peter says thats a lie,
What can I do ?
record my QCD ?
negociate with Jhon ?
also Jhon says he try to pay but the bank hold the check cuz they sold the mortage to another bank , I think thats a lie cuz no bank will hold any check if is not for them.
Im also doing the short sale offer,
what happens if the lender accepts my offer and at closing a cloud appear on title from the supposed QCD that Jhon have?
what happens if Jhon alterate the signature from Peter?

One more thing , yesterday i sent the SS back with all the requirments and my offer .
should i wait for the answer from the lender to record the QCD or i should do it right now to avoid Jhon fake the sign of Peter and record his QCD.?
