    well i'm trying to flip the property. it's a little messed up, but doesn't need so much work.

    If you want to successfully complete a short sale you must understand the process well enough to execute the deal. A common mistake from people starting out in short sales is work on deals that are not great short sale opportunities. Just because a homeowner wants to do a short sale does not mean that you should spend your time on it. Once you have a system to follow you will be OK.

    There are some articles, essays, and other materials on this Site that can provide invaluable insight as to the 'short sale' prequalification procees.

    As Homebuyer has correctly implied, not every situation indicates short sale.

    I'll add to that by saying the number one mistake made by the enthusiastic/inexperienced speculator is trying to combine acquisition techniques.. without fully understanding the mechanics, or appreciating the AVOIDABLE obstacles created when
    trying to combine.
