Liens Liens And More Liens

Just wanted to know others experience in the SS process dealing with liens . I saw answers that said tax liens are non negotiable and water and sewar but what about mechanics..If the prop goes to sheriff sale does the bank cure these liens? do they get eliminated..

On my first I told the clients they may be responsible for the tax portion as that was non negotiable.
