I want to first start out by saying thanks to everyone who contributes to the forums, it is a wealth of information.



I am in the process of my first SS. Thanks to the forums and everyones debates, I have most of the questions answered, however theres a few minor detils Im still trying to figue out. These are the 2 I have right now and any help would be appreciated.



1. I am going to put an ption on the property in anticipation of finding an end buyer and doing a "wet" back to back closing. Can I use a standard Option to Puchase Contract? I am trying not to use an atorney, trying is the key word. I am prepared to use one if and when necessary. Or is it absolutely necessary to have an attorney do the Option contract for me? And when filling out said Option, what price do I write down? An absolute lowball figure or just under what I would really like to get the property for? or No price at all?



2. Does anyone have a somewhat standard SS offer letter or proposal letter to send to the bank along with the SS package to tell them what my intentions are and whats going on?

    yes, they said she could defer for 3 months, but would have to come up with all of it at that time

    Those are some pretty famous, and often-used last words.... Tell your friend that NOBODY will be looking solely to protect her interests .... and she would be well advised to stay actively involved in the process....

    One in twenty real estate agents or brokers have a clue as to how to properly administer a preforeclosure short sale transaction.... but nineteen out of twenty will tell you they are experts...
