How Does Listing With Agent Delay Foreclosure?

Can somebody clarify how listing with an agent delay the foreclosure. When does this have to happen in the process?

    So Jason, did you draw up a net sheet/HUD1 that shows a *purchase price* of $54k or that the lender gets $54k after closing costs?
