Homeowners Emotions On Short Sales

Ive been mailing out letters to people in foreclosure for about a year now. Most people who call and want help are nice; but a couple of times I had people call up and say we are doing these people wrong. They say to us we are taking a problem that they have and are profiting from it. I dont see it that way. I am helping the person out by bargaining with the bank so I can get a good price and sell their house before it goes to Sherrif sale; which would ruin their credit for the next ten years if it went. Most people want to stay in their home, but I tell them I am sorry I am in the real estate business not in the bank business. I dont say it like that but you know what I mean. I believe my job is to save there credit before the sherrif sale. If I dont try to help and they have already filed bankruptcy as many times as they could, then their house will go to the sale and then they are really heading for bad times with their credit. I think I am helping. Has anyone else had problems with irrate people calling when all your doing is trying to help them.

    Do you know what is the foreclosure timeline in Texas? I just had someone ask me that question.

    its 3 months behind payments then you get a 21 day notice that it will go to sale in court the first tuesday or so of the month. This woman has it pretty bad so the lender did not forclose on the property allowing her to try to find a buyer.
