Does Any Body Know Of Any Investor Friendly Title Companies Or Closing Attorneys In Pennsylvania

Close short sale transactions?
Familiar with land trusts?
Can do a simultaneous closing where they
will fund the first transaction with the proceeds from
the second transaction as long as it is done in the
SAME business day.
Will they make the proceeds check payable to the
trustee on behalf of the trust who is the actual seller
in the second transaction?
