Assigning Contract
I was told by another investor that the contract can be assigned after SS has been accepted by the bank. I have never heard of this, however he said he just did one. If anyone has any explanation on how to do this please explain. Thanks.
Any contract is assignable unless it specifically says that it is not.

Run an ad in the paper, for a whole month. Get all sort of people to interested in buying your property.
Tell them that you are working on deal and see what price they are looking to pay for the property. If you get a deal in their price range, have them to go through the process of getting approved. Always give your potential buyers the number to your mortgage broker.
Inform them if they want first dibs on the property, they need to get approved now.
