Convience Store Auction/rv

i am looking at a convience store/rv park that was successful, owner got in trouble and defaulted on note, long story but short is that is going up for auction. i have handle on rv part but do not know enough about convience store operations or what they make. i may want to operate or possibly lease. if anyone in conveince store business or has experience i would like to know if there are any percentages i can use for figures pertaining to costs, or just anything you think i may need to know . thanks oh oh

    I would set up the convenience store as the office and have whomever runs the office, run that as well. As far as percentages, there are worksheets on the web, but that will only calculate dedicated convenience stores. You will need past history to determine what it will make. Personally I figure 30% of past gross sales as my net when looking at one to buy, but thats just me.
    Dont forget to capitolize on the convenience store, RV park tenants will need propane, parts, microwavable meals, internet access, etc. and it could be a little cash cow for you. Ask the residents what they would want and make it available, as long as it isnt perishable product, it will sell eventually.
