I am not sure where Stirling is. I think Ocean County is a good area to invest in. I am from Middlesex orginally and I think that are is going to come to a standstill soon. Just my opinion though.
NJ market is still HOTT, prices will still climb for the next few years... But to not worry about that, make sure you get in on a project at a price well below market value.

I agree with franksoprano if you buy it right you can sell it cheaper if you need to.
