Wholesale Condemned Home?

does anybody know what needs to occur in order for me to assign a contract on a condemned home. The inspections have been done. The repairs are generally minor. I am sure there are rehabbers who know all about this but this is my first deal and i am a novice.



Please?

    One investor in my area goes with stained concrete. He buys lower end house built on a slab, rips out any covering aplies stain and calls it good.

    Very durable.

    You should not have much problem getting rid of smoke (cigarette smoke or from a fire?).

    Bleach goes a very long way (check for correct dilutions) in getting rid of all kinds of stuff.

    couple coats of KILZ and paint it.

    As the above posters suggest..., then if needed, an ionizer for a few days will probably do the job. If they were regularly smoking crack, Kilz all surfaces, including the ceiling, then seal the garage floor with concrete sealer/paint and ionizer for 2-3 days....

    Odoban works for me. Just spray liberally on all surfaces.

    The big issue I found was finding a title/escrow company that would do the double close.
