What Is A "soft Cost"?

Came across a RE listing site...selling homes to rehab and add another level. They charge 350K for the house 200K for the contractor 25 for the "soft cost" can anyone explain that one? thanks [addsig]

    Soft Costs are professional fees, furniture and items that are either intangible, short-lived or movable in some way shape or form. These should be highly negotiable and gone over with a fine tooth comb.
