What Are You Seeing For Rates And Closing Costs On A Refinance?

It has been a very long time since I had a traditional mortgage and I am wondering what rates and closing costs percentages are running.

On a property taking on a mortgage at 70% of the value I am seeing 6.42% for 20 years and closing costs is 4.6% with no taxes or insurance.

Is that about par for the course these days?

    closing costs are very high, but you are getting a low rate on NOO. I am a licensed mortgage originator in IL, and with that formula, you are probably buying the rate down. Not a bad thing since you can deduct points paid from your taxes.

    I would go to the local paint store and get their input.
    It may be something as simple as mineral spirits or a similar paint thinner..........at anyrate I would find an inconspicuous spot, such as a closet, as a test.

    Some paint remover, patience, and alot of elbow grease. On my last property, I tore up carpet that buried some hardwood floors in the upstairs that had been mistreated, had paint, dog pee, ect. After enough elbow grease, and going with a little bit of a darker stain that I originally wanted to go with, it looks great.

    Go rent a Buffer... Hardwood floor people call them "Screens" aka polisher. Most rental yards have them... Buy a "Black" Screen Pad and scrub your floor.

    DONT use a wire screen on th floor it will remove the finish as well which if its a oilbase or water base product no problem. Youll just recoat and youre done.

    If its a wax finish YUCK...
