What Are The Cheapest And Best Improvements

When rehabbing what are the cheapest ways that make the most difference. Also are there certain do and dont's as far as colors of paint and so on.

    Inside:

    Neutral colors ... off white paint, light tan carpeting (or berber). Paint and carpet are most important.

    Next, Kitchen and Bathroom may need updating (this does not mean that they are installed after paint and carpet ... that is the last work you do, but the first work in order of importance and perhaps the only work). Replace cabinets or at least doors, tile laminate countertops, retile bathrooms or install new tub/surround combo units.

    Other than that, cleanup, possibly replacing dated interior doors and moldings that have been painted over too many times, and patching walls or even installing new sheetrock. Add phone jacks and cable jacks, potentially replace an outdated electrical junction box, rewire and add outlets.

    Removing a popocorn ceiling, and using a more modern spatter texture there and perhaps on the untextured walls as well.

    Replacing outdated and energy-inefficient windows.

    Outside:

    Removing dated and or dead landscaping. Resodding. Repainting exterior, repainting eaves. Eliminating rust from ironwork and repainting. Fixing cracked and broken driveways and walkways. Replacing bad gutters and downspouts. Repairing chimneys, replacing garage doors.

    But sometimes you can get by with paint, carpet and a few flowers.
