To Finish; Or Not To Finish

We recently closed a deal on a house through means of a short sale. The house is only four years old, and a little over 3,000 sq ft. Some comps in this neighborhood sold for 368k, 315k, and 305k. Realize this is in ohio so these are nice homes (not Cali.). This house in particular is probably the second largest on the street.

The question i have is should i finish the basement before selling, or try and sell it without touching it. Of course i want to maximize my profit, so what is the best way to do this. The deal i got has given me some equity to play with, but i do not want to put to much in to where i have to sell at a certain price to meet my costs, because houses over 300k are already in a different price range then most ohioians can afford.

The basement is a walkout, and is very large, so it would not be cheap (almost 1000sqft) to finish!

For that money (300k+) i would think people would expect finished basements; I would! but maybe not?

Thank you for your time,
Mitch
