Section 8 Tenants

I have been a Landlord for 1 year and have three (3) units rented out to Section 8 tenants. Not all tenants are bad but do need to be carefully screened.

If your house has been rehabbed you shouldn't have any real major maintenance issues. Believe me renting to my first tenant had me a little nervous but things are working out right now. As far as utlities the Landlord is responsible for water/sewer (if a single dwelling you can make the tenant pay)

I'm looking to get involved in rehabbing of houses this year myself.

    You can download them on the internet.....do a google search including putting your own state.

    You can also contact a lender or bank.......chance are they have something you can use. They are pretty generic.

    If you are not using a GC, then don't forget about suppliers being paid in full......especially ones that would have had large accounts such as lumber companies etc.
