Rotten Window Sill

How hard is it to replace a wooden window sill?

How is it attached? Do you need to remove the sash to take the

old one out? Need some tips!

In the house I am working on right now I had to replace a couple of sills, because someone had hacked some chunks out of them. I just inserted a putty knife under the sill to loosen it enough to get a cats claw under it, and they came right up. But I have had sills where the entire window frame had to be removed.

Be sure to save the sill for a template to make the new one! If you use the old sill as a guide and adjust your table saw blade to match angles and depths, you should be able to make a new one in a few passes fairly easily.

I agree with all of the methods as discussed. You may consult a Home Depot or loews person as sometimes you can purchase it pre-cut. In some Cases you may need to make modifications for such as older homes that may not have standard sills.
Importantly , you may also want to get to the root cause. There may be damage due to water, age or termites or wood ants (you would need to treat this as well). Good Luck

Thanks for the input LQL. I believe the damage was caused by a window a/c unit because there is no damage above the window, only at the bottom.

Putting $110K into a house that will rent for $900 is a losing deal. You already did the math- PITI is $1153, rent is $900, you are bleeding $250 a month before you even consider vacancies, bad tenants, repairs and maintenance, management, etc. etc.

I estimate that the pleasure of managing this rental is going to cost you $400 a month. If the tax benefits, appreciation potential, and pride of ownership are enough to make up for that, go for it.

    Bargin King,

How do you look at so many houses---for me it means getting an agent to get me into each house--they tend to get tired of that real fast. How do you get the leads on houses to look at?

Just wondering how or what you did with the deal??? It looked like a good fix & sell to me. Even if you had to do a lease option or a owner finance to get it sold ..

I would just accept it as a regular maintenance cost.
I would do preventive maintenance and buy a tub drain hair strainer.

I agree with the above responses, however, I would buy a case of Industrial Strength Drain Cleaner. Then advise them on how much should be poured in each weekend.

hold bill until lease is up and deduct from security deposit.

i had a tennant who`s 2yr old flushed a small plastic cup and tooth brush it only went half way thru the toilet.

i was able to solve problem my self after several hours
and pulling the toilet. a plumber would have cost
over 300 here in mass . i charged her 100.00 deducted
    from security deposit.
