Review A Deal Any Advise

This will be my second rehab. Its in Central Massachusetts. A single fam ranch for 175K Needs Roof, siding, Kitchen, flooring, paint, etc, about 25K. The as-is appraisal will probably be 200K. I'm a realtor. The comp's show for similar sq ft in the area after rehab roughly 250K to 265K. I know it's not killer money, but hey, I'm a beginner and it's a particularly hot market in our area right now, and that profit margin seems ok to me. Would do you think?

    How long do you think you would have to hold the property before it sold. It does not sound bad, but if housing is moving slow or that price range is out of most people's reach, then the cost of holding the property must be included!
