Replacing Or Repairing Exterior Brick

sec8 profile photo

I am closing on my first rehab project in two weeks. The main repair is the exterior brick is chipping away. After years of neglect, water has infiltrated the brick and the freezing has caused the brick to start flaking in spots.

My question is how should I fix it? Can I replace the affected spots, about 25% of the home? Will I be able to match the brick, its about 50 years old? Or do I replace the whole thing, and how much will that cost? I am thinking about vinyl or brick vinear if I replace the whole exterior. The house is a square about 25' x 40.

I hope to do pretty well on it. FMV after repairs is about 155k and I'm paying 108k. Aside from the brick it needs abot 5k in repairs.

I appreciate any feedback you pros can offer.

Thanks,

Ken

I'm going to guess that your 5k estimate for repairs has just doubled or trippled if you plan on replacing or repairing the brick.
