Replacing Floor Of A Home On A Crawlspace

I have a home on a crawlspace whose floor is buckling or rotted away and has to be replaced. I cannot decide if I want to use the tung and groove 4x8 plywood or if I should just fo with regular plywood.
If I use regular plywood it will need some kind of finish I am sure.
What do y'all recommend on this? The entier floor has to go and the owner cannot decide if they will capet or what. It is a rental so they are kind of cheap on it but I want it to look good

    you can use either flooring type ,then go to home improvement warehouse store and buy carpet fairly inexpensively go dark though rolleyes

    Hey, if the floor's rotting away, make sure your joists aren't rotten also. You're opening a big ol' can of worms if you start having to replace those. You gotta jack up the wall, cut'em out, replace'em, it can get ugly. Also, 3/4 tongue-n-groove is $38.00 a sheet (4X8) last I heard, so it ain't gonna be cheap, if it's of any size. Put the tongue-n-groove down, then put a sheet of luan down, and it really don't matter what you put on top of that, and there's been MANY threads here debating the best types of floor coverings in a rental, just pick one, and allow yourself to be converted. grin

    Tounge and groove plywood is a little hard to apply to a remodel. It is easy on new construction because there are no walls in the way and you cover the deck from one end to the other. But putting in tounge and groove in small rooms? No way. Regular plywood, construction adhesive and screws.
