Replacing Appliacnes

I am doing a rehab that has a refrigerator, stove-oven unit, dish washer (older), and wsher and dryer.

My question is do I leave the washer and dryer, and refrigerator?

The only changes I am making in the kitchen is new floor tile, painting the cabinets white, repainting the ceiling, and a replacement vinyl window.

The washer and dryer sits in a laundry closet in the bathroom upstairs. I'm replacing the tub, toliet, flooring, and some sheet rock.

I just didn't know if leaving the appliaces would add to my selling price or take away from the selling price.

    Dear Marty,

    We're long term landlords, but we don't spend money on anything we don't need. In other words, if the applainces work and they are all the same color, as long as it isn't a weird color like yellow, you probably don't have anything to worry about. When was the last time you and your wife went to Home Depot just to check out the new 2004 dishwashers?
    (Make sure they are clean and sparkling)

    Are you planning on selling any time soon or will this be a rental for a while?

    As a landlord I do not like owning the appliances. Something to break. If they are there already I gift them to the tenant.

    Depending on the type of market you are in many times the tenants have their own and want to use their own.

    If you are selling.

    I would leave them in place if they look good. Let the buyer know that they are not included in the selling price but a deal can be worked out if they want them. If it works out that they do, just come up with something reasonable. If they do not want them call a used appliance dealer and have them removed (or move them to your next place yourself).

    If they are off color I have had real good luck with painting them. If you refinish your tubs the same guy will use the same materials to spray a new and glossy finish on your appliances and do so very cheaply.

    Marty, if you are selling this house what is the price range? In lower priced homes the buyers are going to be stretching to make it, so you may be surprised that some people will eliminate a house if they know they are going to have to buy a refrig just to move in.

    Hey Marty,

    First question, after the rehab, will the appliances match the home? If not, don't keep them.

    Second, do the appliances still look good and work? Worse thing that you can do is fix up the place and then leave old worn out appliances in the home.

    Third, always keep or replace the range, oven/stove. If the dishwasher is old or not working, I'd replace it too, because it leaves an unsightly hole if not. (Sunrise appliance usually has some new ones for about $250 installed).

    As far as the fridge goes, leave it only if it matches, looks good and works fine. Otherwise remove it. If you're planning on selling outright, you can always offer a new fridge in the deal, if the buyer needs one.
