Rehabing In Different States/areas

Hi, I am just starting out in rehabs but live in San Diego. I would love to invest where I know best but my gut says that home prices may take quite a dive in the next 3 years. If I just buy, rehab and lease option I think it would work but I would like to quick turn some properties. does anyone have advice about puchasing to rehab/flip in arizona or texas? rolleyes

    I have a few investors out of state who buy from me. Just make sure you check it out, and watch contractors.

    the great thing about rehabbs. is you buy at "deep" discount. you have a built in cushion for declining prices. the best advicei i can give you is don't base your future on "what might happen" you will never go anywhere from fear. "go for it".......km

    I rehab in 6 states buy purchasing defalted loans and taking them through foreclosure. Working out of your local area can work very well if you account for additional expenses such as flying out it inspect to property, meeting the contractor and realtor.

    I ask the local title company/escrow officers who the highest producing Realtors are in the nieghborhood and after interviewing 3+ Realtors over the phone I will select the most competent one and ask them to line up 3 contractors I can meet and walk through the property with to pick the one I want to work with. So far no major problems in the past six years.
