Rehabbing In Charlotte

Hi guys,



I just moved to the Charlotte area from NY and have done many rehabs in upstate NY. Has anybody here had any experience with Charlotte and its surrounding areas?? If so, please tell me which areas are ripe,

    You got that right, I dont have much competition up in NY but it seems like even the bank owned homes down here in Charlotte are overpriced to begin withYank has it right, go after the unlisted houses

    i just came acorss this today... I live in charlotte and have been here for 5 years now from virginia beach and I have to say that the rehabs are becoming slim pickings everyday. I am currently looking in durham where Im rehabbing properties for 50 -55 %, including purchae and rehab. As far as charlotte is concerned, its a city for holding property, best filps Im having is pre-construction. PM me to dicsuss more if interested.

    I suggest anyone wanting to fix & flip in the Triad would be best served by teaming up with a birddog.......looking for properties that have not yet hit the MLS.

    I personally am doing upper end specs but even that can be a tough market depending on the novice builders who come in and put up a couple homes and loose their shirts as well........

    I am doing a custom in Lincoln County and I can tell they are in the beginning stages of growth.
    The only problem with Lincoln that I have experienced is their Building Inspection Department.............once they were notorious for letting builders get away with all sorts of violations.............later on the state came in and cleaned house, now the pendulum has swung the other way and they often exceed code to the point it cost builder / owners quite a bit of extra $$$$$$.

    Lots of times, you can just keep the weeds mowed and they look good enough. Especially, since you plan to sell before winter.

    Mulch everything you can. Just mulch. It looks far better than bare spots around the house.
