Rehabb Photos

Hi everyone,

I am going to start a rehab next week. Will I need to take before and after photos? I know it will help with the bank when I sell. But will it help in any other way?

Do you suggest a digital camera instead of a regular camera?

I want to follow the rehab for myself. I like to do jobs where I can see progress. The photos will show others you have met your goals.

I guess the real question is: Will the photos help me with my investment goals?

    Hey,

    If possible use a digital camcorder and film it. This is what I do.

    I don' t really know any purpose of this other than personal satisfaction.

    From advise on this board I have taken before and after pictures of every project in a house in anticipation that one of my buyer's banks will balk at the seasoning issue. I haven't had a problem yet but I still like the pictures for myself.

    it is also a good record in case there is ever a question as to the work that has been done. its also a good resume if you ever do rehabb. for someone else.....km

    Always take before pictures. I was just requested to supply them on a house I have under contract. The underwriter wanted to see them because I bought house for $31,000 and was selling for $105,000 (I put $42,000 in it).

    It really depends on your area. Here in Dayton we have had a lot of scam artists steal tens of millions from lenders. I think Dayton is like number one in the country for "flipping" fraud.

    You can make prints of digital photos and you can also scan prints made from negatives.

    What are you going to do with them? If you are going to be emailing them the majority of the time then go digital. If you are going to be handing them over to someone or mailing them the majority of the time then go negative.

    Thanks for all the replies.

    I just want to follow the process and have the photos in case some one needs to see them. I thank it looks good if you can show a possible seller what you do. Instead of just telling them.

    This home was bought from a widow. She didn't want to let just anyone have it. I told her what I was going to do. I think if I would have had photos the sell would have been easier.
