Rehab Estimates And Help

i am buying my first rehabber to fix and flip or rent and hold. Just got the inspection report back.



Can anyone give me an estimate on how much would the following costs on a decent quality material and labor? My townhouse to fix is 750 sq ft.



I need to replace some rain gutters.

new carpet for 700 sq ft.

new paint on interior.

6 new windows Lowes has them at around $200 each (this reasonable?)

Need to put in vents to keep the crawlspace from getting no air and too humid.

New Chalking in bathroom. New Bathroom carpet.

Fax a gas valve leak in a water heater and clean/service a ges heater.



I am new and really have no idea on what this will cost me on a good deal. please help add up these expenses for me.

    I just bought my first rat house at the beginning of the summer. My clean out guy told me it was rat infested - a comment later made by all the neighbors. I freaked out and called wildlife solutions - or some company like that. They did not do anything that I could not have done myself. Look on the Internet for do it yourself pest control store or for links to rat info. First, do not bait or poison, only trap. Poison kills the rats and then they decompose in the house. The traps are cheap so just buy your own traps. Secure all entrances into the house and attic with wire mesh or concrete. I took down all the aluminium soffits because they were nesting in them. Ended up paying the company $700, but they wanted to do more like spraying the attic for smells. I do not regret paying them because the house was about 80 miles from me and the thought of setting the traps and handling the dead rats is not appealing. But if the house was closer, I would have done it.

    How about a big cat with a big appetite. (smile)

    Brenda is right how poisons and such...........last year I had field mice that got into our duct work.......and died.
    Talk about bad smell.............had to replace the ductwork.

    SHAKE-AWAY RODENT REPELLENT works really good for keeping mice out maybe also rats?

    I too have a rat house at the moment. I was looking at the glue strips - do you find live rats stuck to them??

    the thought of that made me not want to buy them.
