Private investors, where are they?

Could anyone tell me the best way to find private investors for financing rehabs? oh oh

Place an ad in the newspaper with:

"INVESTOR NEEDED! -
Earn 10% on your money
Call xxx-xxx-xxxx"

Or something close to that, it all depends on how you want to pay the investor, as a % return on their money or a split of profits. Also, you can go through the classifieds and call the "I buy houses" ads placed by investors. Ask them if they'd be willing to invest in a rehab project you have.

When using a private investor do you usually pay them the interest according to the term the money was borrowed or do you pay them the interest for a full year?

What kind of questions should I ask an investor that may call and what kind of questions may I expect them to ask me?

Also, do you fid the best day to place an ad on a sunday?

A 10% return sounds perfect to me.
