Pitch Due To Settling...How Much?

Hey guys,
Came across a house I might grab, has a pitch due to some settling, any idea of a ball park figure to fix? the asking price is 175k comp is 245-270, but, i know its a structural damage, and im gunna throw 130k at them, but ineed to validate that..any takers?

    Needless to say but I will anyway, make sure you have repair estimates BEFORE you put in an offer. Know what you have into it and then structure your offer accordingly.

    I will echo the previous poster, unless you are going to keep this as a rental forever, eventually you will want to sell it, and structural issues especially foundation issues are a huge problem with retail buyers.

    Don't forget this is the foundation of the house, think of a pyramid this is the bottom layer. Having to paint the interior would be a prolem some where at the top of the pyramid and easy to get to, maybe you only have to remove 3 layers of stone, but fixing the foundation you have to go all the way to the bottom.

    Someday when you decide to sell you will have to get a professional estimate on what you will have to pay to fix it. So why not get that now so you know all the facts going into it?

    Its actually a property that I am not going to be able to get to do myself, so I'm probally going to assign it to another rehabber. I am actuallay going tommorrow to go in and take a look around. Aparently, It was looked at by a building inspector, and a beam was put inplace. I was also told, that just putting in more beams along the floor would level it out.

    Placing in beams may only be a quick fix. You may want to look into a perminant fix, not a temporary one.
