Permit time?

I am in the Chicago area and am looking to get into rehabbing. I actually am involved with Renovate America which partners with associates and buys and funds houses for rehab.

Anyway, if I choose to do this one of the factors that I wondered about was how long it takes to get a permit, and how that would effect my deal?

    Here in Las Vegas, we have a huge section of our county building dedicated to construction and permit issuance that house some of the friendliest and helpful people in the county.

    Why don't you visit your permit office, introduce yourself and ask. I'm sure they will be happy to give you the answer.

    Permits in Chicago take from 8 weeks to two years depending on the complexity of the project.

    The longest a project I personally was involved with took to get permits was 14 months

    From what I have seen, most projects take 6 months to 1 year to complete and resell.

    I am currently working on a large rehab where I thought that the worse case scenario would be 8-10 months.

    I have had the property for almost a year and have been waiting on the permit for eight months.

    www.Permitplace.com has permit expediters in your area to help push those hard one's through. Being friendly and introducing yourself can't hurt as mentioned before. Good luck.

    I am confused..........It takes 8 weeks or more to get building permits?? We are talking about houses here right?

    The time frame for a building permit is going to depend on what, if any, approvals have to be obtained first, such as subdivision or land development approval, or zoning approvals like variance or special exception. Also, this is going to vary by municipality and sometimes by facts like who's is a bad mood and who's goofing off and who doesn't like you.

    I'm a GC and a REI in Florida. In Jacksonville, permits for improvements under $25k are approved same day. For larger projects, permits take 5-7 days.

    Of course, this is assuming that you have all of the required paperwork & drawings.

    Varies by the city. I pulled a permit from the county that took 3 days. I applied for one related to a commercial rehab and it is still not ready after 4 weeks. I pulled a permit from a podun town and it took 5 months for a basic rehab.
    I guess it depends on whether or not folks feel like working lol
