Party Wall Agreement

I need to update my half of the prop but the owner of the other side cannot be found. Has anyone had any experience with this. I actually want to improve the entire prop without altering the integrity of the adjoining wall. My understanding of the party wall is that it also extends outside the structure. Please respond. Thx

    What type of construction is this? SFR, duplex to 4-plex?

    Tax assessor calls it a rowhouse/townhouse. theres a single adjoining wall and the property is fenced in as well.

    so there is common wall construction.

    Is it new enough that the blueprints are still on file w/ the city?

    Have you tried skip-tracking and other more assertive techniques to locate him?

    Do you have to get permission or was there a "mutual easement" granted him to you and you to him to make modification which may affect the common wall, but not the interior of the adj unit.

    since you have a known point where he lived, it does make the common name problem easier.

    See if you can smooze a skip trace company into running the neighbhbor as your test, before buying.
