Painting Exterior: Use Flat/semi-gloss, Medium/high Grade

I am painting the exterior of my 894sf 1950 yr old house that will be used as a rental. What kind of paint would you recommend? flat/semi-gloss/satin? medium grade or high grade?

    Latex enamel exterior. High grade meaning - high quality? Then yes, the highest quality you can find.
