Paint Or Siding?

When purchasing a house with years of built-up, cracking paint, do you usually have it scraped and paint it or do you install siding?

Is there a general rule of thumb that you use to estimate exterior paint costs or what it would cost to install siding?

    On frame houses that are inexpensive (under $120), I would just pressure wash off as much of the cracking paint you can and then paint over.

    I hate to mention it, but a lot of that paint is lead-based. ...very bad for children, and a potential liability for landlords. Some day a seller will be sued for not disclosing to the buyer who's child has been poisened, what they, as "experts" in property, should have known about the house they sold.

    Remember, it's pre-1978 houses that will likely have LBP on them. So that's one of the advantages of installing the siding, and one of the big disadvantages of pressure washing.

    Hey,

    You are required to provide a Lead Based Paint information sheet to each tenant. Also you should provide a LBP disclosure to each tenant. This prevents the lawsuits.

    For my money, vinyl siding is the best solution for landlords.

    I agree with BGGROSSNICKEL. If you are renting or the home is in an inexpensive area and your just flipping it, then simply powerwash it and put a nice thick layer of fresh paint over that. Any lawsuit from Lead paint will be from inside the house not outside. Kids seem to love chewing on windowsills when lead paint is around. Just make sure there is no flaking paint anywhere and you'll be fine. Overall you chance of being sued for this is very small.
